Under Article 438 of the Civil Code of the Russian Federation, the Offer is accepted by using the website homzer.com (the “Website”) and/or by submitting a request through the Website’s forms.

1. Subject Matter and Definitions

Website means the information resource at homzer.com owned by the Operator. The Website contains a catalog of properties abroad, informational and analytical materials (blog, calculators, guides), and forms for contacting managers.

Services means the Operator’s information services: property selection, consultations, forwarding the User’s contact details to a seller or partner (a realtor or lawyer), arranging viewings, and supporting negotiations.

2. Legal Status of the Operator

The Operator provides information and consulting services. The Operator is not:

  • a professional securities market participant or an investment adviser within the meaning of Federal Law No. 39-FZ;
  • a credit or other financial institution within the meaning of Federal Law No. 395-1;
  • a developer or seller of real estate;
  • an agent of a bank, insurance company, or other organization (unless otherwise stated in a separate agreement).

The Operator is an information intermediary (Article 1253.1 of the Civil Code of the Russian Federation), is not a seller, and does not verify each listing for reliability, accuracy, currency, or completeness. The price, area, specifications, photos, status, and availability of a property may not correspond to reality or may be changed by the seller. Information about properties does not constitute a public offer (Article 437 of the Civil Code of the Russian Federation). The Operator is not liable for the accuracy of information provided by partners / sellers or for their actions; before making decisions or entering into a transaction, the User must independently verify the current information with the seller / partner.

3. Services

  • Selection of properties based on the parameters of the request.
  • Consultations on residence permits / citizenship / mortgages / taxes in foreign jurisdictions.
  • Forwarding the User’s contact details to the Operator’s partners, both Russian and foreign (realtors, agencies, property sellers, lawyers, banks), so that they can contact the User and prepare offers. Such transfer, including cross-border transfer, is carried out on the basis of the User’s separate Consent.
  • Arranging viewings and supporting negotiations.
  • Transaction support together with a partner lawyer (under a separate contract).

Under its business model, the Operator is an information intermediary (aggregator) that connects the User with partners. Forwarding the User’s contact details to a partner so that the partner can contact the User is the essence of the requested service. Marketing communications are sent only with the User’s separate voluntary consent and are not a condition for the provision of services.

4. Conclusion of the Contract

The service contract between the Operator and the User is deemed concluded when the User performs any of the following actions:

  • Submitting any contact form on the Website (request, consultation, callback).
  • Using the Website (viewing pages, using calculators) — with respect to the provision of informational materials.

The terms of paid services (where applicable) are set out in a separate written contract specifying the scope of work, timeline, and price.

5. Fees and Payment

The Website’s informational materials (catalog, blog, calculators) are provided free of charge. The price of additional paid services (legal support, arranging on-site viewings, etc.) is agreed individually and set out in a separate contract or invoice.

6. Rights and Obligations of the Parties

The User undertakes to:

  • Not use the Website for unlawful purposes.
  • Not disrupt the operation of the Website (DDoS, spam, automated scraping).
  • Respect the copyright in the Website’s materials.

The Operator undertakes to:

  • Keep the Website operational within reasonable limits.

  • Respond to the User’s inquiries within 10 business days.

7. Liability of the Parties

The Operator is not liable for:

  • Actions of third parties (sellers, realtors, banks, government authorities of foreign countries).

  • Losses caused by force majeure.

The Operator’s liability under this Offer is limited to the amount actually paid by the User under the specific contract for additional services.

8. Intellectual Property

All materials on the Website (blog texts, images, design, code, trademarks) belong to the Operator or are used lawfully. Copying is permitted only with attribution and an active backlink to the source. Commercial use without the Operator’s written consent is prohibited.

9. Privacy

The processing of the User’s personal data is governed by the Privacy Policy and the Consent to Personal Data Processing. By using the Website and submitting forms, the User confirms that they have read these documents and agree to their terms.

10. Changes to the Offer

The Operator may unilaterally amend this Offer. The current version is always available at /terms/. Continued use of the Website after a new version is published constitutes the User’s acceptance of the changes.

11. Governing Law and Jurisdiction

Relations between the parties are governed by the laws of the Russian Federation. All disputes shall be resolved through negotiation. If a dispute cannot be resolved, it shall be heard by a court at the Operator’s place of registration (Republic of Tatarstan), unless otherwise provided by mandatory provisions of the laws of the Russian Federation.
